This is not your typical subdivsion. Big wooded lots are everywhere.

The house exterior is a pea green, which matches the wooded lot. The wraparound porch is spacious and allows for a swing bench. Very solid wood. Inside the colors are neutral with a formal dining room with tray ceiling. The kitchen, living room and breakfast nook are connected in an open floor plan style with a gas log fire place. The kitchen has beautiful 42 inch cabinets, recessed lighting and solid surface countertops. Since the kitchen is an open area, the countertop facing the living room that can be used as a bar type sitting area. The living room has a cathedral ceiling. All of the lighting fixtures are brushed nickel.

The first floor master has vaulted ceilings and connects to the screen porch via sliding glass doors. Sunday morning reading the papers while drinking your favorite cup of joe doesn't get better than this! The master bath has beautiful tile, a separate shower, separate vanities, and a whirlpool hot tub!

Moving outside, we're greeted with a screened porch that is part of the rear deck.  Great for barbecues or just hanging out on a fall or spring afternoon. Off the deck, there is a stone patio with a unique pattern. Even though the lot is sizable, it is also low maintenance. The fenced back yard and tall shady trees exudes a serenity that is typical for this area of Hillsborough.

Upstairs, the 3 bedrooms are of decent size, one of which has french doors and one that would be perfect for a guest bedroom or an office. There is  also a large walk in linen closet in the hallway.

There is full bathroom upstairs and a  half bath downstairs to the right of the front door. Immediately to the right of the half bath is the entrance to the 2 car garage. The laundry room is also downstairs.

Once again our fair city garners merit for being a great place to live.
Durham was ranked number 3, according to Business Week as a place to for riding out the recession. Medical, the universities, the Research Triangle Park, are but a few of the reasons why our beloved city ranks so well.

The Research Triangle Park, the biggest research park in the world. Among other things, the renewal of downtown Durham is making this a great town! Also the people here are very friendly and diversity is immense. This is my second swing through this city and I gotta say, I love it here!

If your considering a move to North Carolina, please take a close at Durham. But hey, don't take my word for it. Take Business Week's. With a high inventory of homes right now and the $7500 tax credit from Uncle Sam (for first time home buyer's), now is the time to purchase a home in the Bull City!

Square footage of unpermitted additions or improvements must be represented accurately, notifying a prospective buyer that they may have to incur the cost of permitting the addition or improvement or even removing it. Unpermitted areas also don't show up on the tax rolls and home owners insurance may cover damages if there's proof that the unpermitted area caused the damage.

Quoting from the Commission, " Representing the heated area in a manner that misleads  a prospective purchaser into believing that he or she is acquiring the lawful use of this space when that is not what is transpiring constitutes several violations of the License Law"

So the listing agent must disclose the square footage of the unpermitted area as such so the prospective buyer knows that they will be incurring the additional cost to bring the area to code. Even is the seller choses to answer "no representation" a broker must still disclose the material fact.
